Guttmann & Blaevoet provided mechanical design services for the relocation of Dolby Laboratories corporate headquarters to 999 Brannan Street.  The project consisted of the renovation of a 250,000 square foot former diamond market building to accommodate 150,000 square feet of office and development space.  The tenant improvement included such program spaces as highly technical listening rooms, testing labs, offices and conference rooms.  The penthouse is a singular, 2,000 square foot conference room.  In addition to the renovation of the tenant space, Guttmann & Blaevoet provided mechanical design services to the refurbishment of the base building systems.  Improvements included replacement of the building’s entire condensed water piping system and installation of a low-NC fan coil unit to serve the first floor listening rooms.  Design challenges included minimal ceiling space for mechanical systems, exterior glass block walls that created high perimeter loads, and an atrium lobby.
